Rochester commercial research vertical

Mixed-Use research, built around evidence.

A separate vertical for transactions combining residential and commercial value. Multifamily exclusions are leads, not an automatically publishable dataset.

Publication state

The page is live. The dataset is not.

This route establishes the canonical research method and evidence requirements. It deliberately contains no transaction totals, market pricing, maps, or trend claims until a dedicated population passes the same legal-deal, source-lineage, privacy, and sample gates used by the live multifamily work.

Evidence gates

What has to be true before release.

partial

Candidate inventory

Previously excluded commercial/mixed-use candidates can seed review only after independent use, unit, and deed verification.

missing

Value allocation

Commercial and residential consideration cannot be silently separated without support.

missing

Public aggregate release

No standalone mixed-use statistics are published.

Asset-specific schema

Comparable only inside a supported lens.

LensDefinitionPublication gate
Residential unitsVerified residential units remain separate from total reported units.Unit use is supported independently; five-plus records do not automatically become 5+ apartment sales.
Commercial formatStorefront, office, service, or other supported non-residential use.Use is sourced and the classification has enough observations.
Price per unitTotal consideration divided by verified residential units, always qualified. The reader is warned that consideration includes commercial value.
Price per square footTotal consideration divided by supported total building area.Area coverage and mixed-space limitations pass QA.

Required evidence

Source before statistic.

01

Independently verify every candidate from the 5+ exclusion/reconciliation layer before it enters a mixed-use population.

02

Resolve legal-deal grain, parcel packages, use, residential-unit count, consideration, and building area.

03

Keep apartment-only, commercial-only, and mixed-use cohorts separate; do not backfill one from another.

04

Publish only aggregate cells meeting the minimum sample and dominance rules.

Shared controls

Every vertical inherits the same release discipline.

  • Publish aggregate cells only; raw licensed rows and record-level restricted details remain private.
  • Require at least five clean legal transactions for a public price or geography cell, then perform a dominance and re-identification review.
  • Show retrieval date, covered close dates, source coverage, sample size, suppressed cells, and partial periods with every release.
  • Do not publish cap rate, NOI, occupancy, clear height, loading, rail, or owner-user status unless the relevant field passes its own coverage and verification gate.
  • Cross-asset comparisons are limited to compatible definitions and periods. An unavailable metric stays unavailable instead of being proxied.

Current next action

Build the source population, then earn the chart.

The platform code, route, schema, suppression language, and cross-asset compatibility rules are ready. The next release step is a dedicated source extraction and reconciliation—not placeholder numbers.
