Why that matters
The marsh at the south end is not leftover empty land. NYSDEC manages Conesus Inlet as spawning and rearing habitat, describing it as the major—and possibly only—northern-pike spawning ground on the lake.
What it changes for property
The next market study should test how frontage, public sewer coverage, seasonal construction, and proximity to the protected inlet divide the market.
