Each pair compares one unit’s recorded rent with its next observed rent. This removes the changing-property mix that affects annual citywide medians.
This is a recorded rent-step measure, not annual appreciation. It uses consecutive rent episodes reconstructed from posted monthly Rent charges. The interval varies, renewal versus turnover cannot yet be separated, and condition, utilities, concessions, and improvements are not controlled.

Every published cell requires at least 10 observations. Same-unit results also require at least 10 distinct units. Samples of 10–19 are marked limited.
The ledger establishes posted contractual rent. It does not reliably classify each change as a renewal or turnover, or control for condition, utilities, concessions, or improvements.

This report describes qualifying contractual rent episodes recorded in Updegraff Management’s Buildium history. It does not include every Rochester rental, privately managed lease, subsidized-rent program, or asking rent advertised elsewhere.
The source contained 108,165 ledger rows. We retained 14,646 standard monthly Rent charges after filtering and duplicate removal, then compressed recurring identical charges into 960 rent episodes across 284 stable units. The published City of Rochester population contains 915 episodes across 274 units.
Cross-sectional medians can change because the mix of units changes. They are not same-unit rent growth, appreciation, a quality ranking, or a forecast.
