Annual median executed rent
The line inside each bar is the median. The shaded span is the middle 50% of recorded rents.
Not a same-unit rent-growth index. The properties observed change from year to year, so movement can reflect a different mix of units.
Recorded lease rents tied to de-duplicated Buildium units, effective from 2023 through September 18, 2026.
Groups below 10 observations are withheld. Samples of 10–19 are marked limited; 20 or more are published normally.
Match more historical units to official neighborhoods, then add a same-unit rent-change series that removes changes in property mix.
What this report is
Observed rents—not a market-wide rent estimate.
This report describes qualifying executed rents recorded in Updegraff Management’s Buildium history. It does not include every Rochester rental, privately managed lease, subsidized-rent program, or asking rent advertised elsewhere.
The source contained 878 accepted historical rent observations. A controlled crosswalk matched 598 to stable Buildium units; 280 unmatched observations were excluded. The published 2023–2026 Rochester population contains 372 observations across 222 stable units.
Cross-sectional medians can change because the mix of units changes. They are not same-unit rent growth, appreciation, a quality ranking, or a forecast.
