The licensed MLS population contains 2,812 unique Rochester closings classified as two-to-four-unit residential sales from 2021 through 2025. Updegraff Group LLC appeared in a listing, co-listing, selling, or co-selling office field on 111 unique transactions, or 3.9% of the defined citywide population.

This is a participation measure. It is not a claim that UGR originated every transaction, earned both sides, received the full sale price, or represented 3.9% of every kind of Rochester investment sale.

Annual participation varied across the five-year period

UGR’s measured share was 5.9% in 2021, 1.3% in 2022, 2.3% in 2023, 4.7% in 2024, and 4.9% in 2025. The latest two years therefore show similar shares despite a lower citywide transaction count in 2025.

Mark Updegraff recalls agent departures and a rebuilding period around the 2022 decline. That explanation is owner-supplied company context, not a conclusion derived from the MLS records, and it does not alter the counts.

Transaction count and market share answer different questions

The count view identifies where UGR participated most often. The share view divides UGR’s unique transactions by each official polygon’s complete qualifying market population. A high count can coexist with an ordinary share in a very active area, while a small area can show a high share from only a few transactions.

The interactive map deliberately offers both views. Market-share shading is withheld when an official polygon contains fewer than 20 qualifying five-year sales.

The 19th Ward combines the strongest substantial count and share

Inside the official 19th Ward polygon, UGR appeared on 34 of 240 qualifying transactions, or 14.2%. Maplewood produced UGR’s second-highest count at 10 transactions, but those represented 3.4% of its 297-sale population. South Marketview Heights produced nine UGR transactions and an 11.8% share; Beechwood produced eight and a 4.6% share.

Corn Hill’s 14.8% measured share is slightly higher than the 19th Ward result, but it represents four of only 27 transactions. The 19th Ward result is the more substantial evidence because it combines a high share with 34 transactions in a much larger market population.

Buyer-side work represents most of the five-year company record

UGR appeared in buyer-side office fields on 79 transactions and listing-side office fields on 45. Thirteen transactions included the company on both sides. The correct unique transaction total is therefore 45 plus 79 minus 13, or 111.

These source fields describe the brokerage offices recorded by MLS. They do not establish commission splits, individual-agent credit, referral relationships, transaction difficulty, profitability, or whether work occurred outside MLS.

This study covers one measurable slice of Rochester investment activity

The population excludes private and other off-market transfers, residential properties marketed under another MLS type, five-or-more-unit buildings, commercial and mixed-use transactions outside the selected classification, investor-owned single-family sales, refinances, and properties that did not sell.

The report therefore uses “Rochester small-multifamily market” rather than “all Rochester investment real estate.” A broader claim requires separately defined exports and documentary evidence for each additional market segment.
