Five years of official-boundary MLS evidence for one of Rochester’s largest two-to-four-unit markets: 297 sales, stable annual transaction volume, changing annual price measures, and a separately disclosed record of UGR participation.

Maplewood was Rochester’s second-largest official-polygon market in this study

Source-provided MLS coordinates place 297 unique Rochester two-to-four-unit closings inside the official Maplewood polygon from 2021 through 2025. Only the official 14621 polygon contained more qualifying transactions. Maplewood also ranked second in 2025, with 57 sales behind 14621’s 100.

The five-year Maplewood population represented 10.6% of Rochester’s 2,812 qualifying sales. Its 57 transactions in 2025 represented 10.4% of the 549-sale citywide population.

Annual sales volume remained comparatively steady

Maplewood recorded 64 qualifying sales in 2021, 63 in 2022, 57 in 2023, 56 in 2024, and 57 in 2025. The five-year range was therefore only eight transactions from highest to lowest.

Stable transaction count does not prove stable demand, inventory, liquidity, or investment performance. The dataset does not measure listings that expired, were withdrawn, transferred privately, or never entered MLS.

The 2025 median reached $165,000 while median market time returned to eight days

The median reported sale price changed from $109,500 across 64 sales in 2021 to $165,000 across 57 sales in 2025, a 50.7% difference between the annual transaction populations. The 2025 median was 22.2% above the 2024 Maplewood median of $135,000.

Median source-defined days on market was eight in 2021, 12 in 2022, eight in 2023, 10 in 2024, and eight in 2025. The 2025 median sale price equaled 103.4% of original list price. None of these measures controls for property condition, legal units, tenancy, utilities, rehabilitation, seller concessions, or financing.

UGR’s Maplewood history is meaningful by count, ordinary by market share

Updegraff Group LLC appeared on 10 of the 297 official-boundary transactions, giving Maplewood UGR’s second-highest neighborhood transaction count. The measured share was 3.4%, slightly below UGR’s 3.9% citywide share for the same property type and period.

All 10 transactions included UGR in a buyer-side office field. One also included UGR on the listing side, so the correct unique count remains 10 rather than 11. In 2025, UGR appeared on three of 57 Maplewood transactions, all on the buyer side.

Maplewood’s scale supports deeper segmentation

A 297-sale population is large enough to justify the next research layer: separate duplex, triplex, and four-unit properties; legal conversions and purpose-built rentals; Lake Avenue frontage and interior residential streets; historic-district status; park or river proximity; condition; occupancy; and portfolio transactions.

Those fields must be derived and checked before publication. The current report does not infer them from price, address, architecture, listing language, or neighborhood reputation.

The dataset does not establish legal unit count, achieved rents, collections, vacancy, operating expenses, capital requirements, financing, cash flow, capitalization rates, total return, or the value of an individual building.
