Neighborhood report index

The Rochester small-multifamily neighborhood report series

Seventeen official-boundary reports built from one licensed MLS extract, one City polygon layer, and the same publication thresholds—so a neighborhood’s page exists because its evidence supports one, not because a keyword was available.

What earns a standalone report

A neighborhood enters this series when at least 20 unique 2021–2025 two-to-four-unit closings match its official City polygon. That threshold supports a useful five-year record and permits any five-year brokerage share to be published under the same minimum.

Annual price and pace measures still require at least five observations. Five-year aggregate medians require at least 10. Official polygons can overlap and cannot be added together.

What remains in the comparison tools

ABC Streets, Browncroft, Wadsworth Square, Culver Merchants, Upper Mount Hope, Cobbs Hill, and Culver-University-East contain 2 to 16 five-year observations in this extract. Their records remain visible with sample controls in the interactive research, but they do not receive thin standalone pages.

One series, distinct market questions

Each report uses the same definitions and source boundaries, then focuses on what is actually distinctive in that polygon: transaction depth, annual gaps, price tier, volatility, the sold-property mix, or documented brokerage participation. The common framework makes comparisons possible; the findings and limitations prevent the pages from becoming interchangeable copy.
